Every job below is one we do ourselves across Chaparral.
We frame new decks with pressure-treated joists set on footings poured below the frost line. Board spacing, joist spacing and railing height are all built to current code, not just eyeballed.
Sunken posts, rotted ledger boards and split deck boards all get fixed at the source, not just patched over. If the framing underneath is bad, replacing the top boards alone won't fix it.
We strip old, chalky finish and reseal boards with a stain rated for UV exposure, which matters more here than in most climates. A fresh seal every couple of years keeps boards from cracking and cupping in the dry heat.
We design multi-level decks, built-in benches and shade structures around how your yard actually sits and where the sun hits in the afternoon. You get a plan drawn up before any lumber is ordered.
Composite boards cost more up front but skip the sanding, staining and splinter problems of wood. We install boards like Trex and TimberTech with hidden fastener systems for a cleaner look.
Railings get built to the 36 or 42 inch height code calls for, with baluster spacing tight enough to pass inspection. We can match railing style to the rest of the deck or build something different if that's what you want.
Joists, beams and ledger boards are the part of a deck nobody sees until something's wrong. We replace hangers, sister damaged joists and reflash the ledger board where it meets the house.
If the frame underneath is solid but the boards are shot, we tear off the old decking and lay new boards on the existing structure. It's a faster, cheaper way to get a deck looking new again without a full rebuild.
Deck stairs need the right rise and run or they feel off every time you use them. We build stringers sized for the actual height drop, not a stock measurement that doesn't fit.
Wind-blown sand and dust build up between boards and hold moisture longer than you'd think. We clean, inspect fasteners and check for movement in posts so small problems get caught before they're expensive ones.
Four steps, and no surprises in any of them.
You tell us what you want doing, we look at what is actually there, and we ask the awkward questions early.
In writing, itemised, free. If something might add cost later we flag it now rather than at the end.
Same crew throughout. We cover your floors, keep the dust down and tidy up before we leave each day.
You point out anything you are not happy with and we fix it before the invoice, not after.
We travel throughout the Chaparral area for every service listed above.
